Prime Management, LLC is a full-service rental property and condo association management company.  Our company began as investment property managers specializing in inner-city property management.   Most of our new clients were investors who purchased distressed properties, mostly foreclosures and abandoned properties.  We were tasked with turning over those units and making them profitable.  From renovations to tenant relations, owner communication, and ongoing maintenance and management, we realized that our skills can easily transcend to other areas of property management. Accounting

  • Bookkeeping
  • Prepare annual budgets

Maintenance

  • Overseeing personnel i.e. office, maintenance, and contractors
  • Perform routine inspections of buildings and grounds
  • Assure that buildings maintain viability by recommending deferred maintenance programs and budget accordingly
  • Prepare reports on maintenance activities to include maintaining daily work logs
  • Draft bid specifications and put projects and contracts out to bid
  • Conduct follow up inspections after work orders are completed
  • Control inventory of equipment, supplies and materials
  • Provide an annual deferred maintenance schedule with the Board of Directors
  • Ensure preventative maintenance programs are followed
  • Supervise renovations on the property
  • Prioritize maintenance work orders, ensuring completion and quality of work

Resident Management

  • Act as liaison between owners, Board of Directors and staff for all housing needs and concerns
  • Investigate all legal claims and abate hazardous or unsafe conditions, as they become known
  • Maintain relations and open communication with all residents
  • Supply Owners with accurate and up-dated financial statements
  • Follow up with unit owners on satisfaction of work completed
